New Roots Utrecht

On the east side of Leidsche Rijn Centrum, the New Roots development has been built on the last available plot. The project accommodates a wide variety of homes for a diverse range of residents. Townhouses, ground-floor apartments, standard apartments, and penthouses are all included, in varying sizes and configurations.

The building blocks have been carefully coordinated and designed. On the side facing Leidsche Rijn Centrum, the volumes are higher and broader, while closer to the surrounding houses, the volumes become smaller in scale. The buildings step in height to follow the street’s gradient. The architecture is characterized by monumental brick detailing. New Roots thus refers to a new continuation of the existing roots from old Utrecht—those who look closely will notice brick details that also appear in the historic city center.

The carefully designed courtyard is not only an inviting place to spend time but also provides sufficient water retention. The roofs are largely planted with herb mixes, and each building block has its own bird and bat boxes. The homes generate their own energy through PV panels, which is stored in a neighborhood battery and fed back to the homes during peak hours.
